I don't know who's responsible for it, but the intros are the last few videos have been fantastic. Really like these "Architecture" focused stream/videos - apartments, homes, sites, building methods, history of structures, etc. Japan is such a mix of old (ancient) and ultra-modern. How that mix coexists in the society and how it ends up manifesting in the patchwork urban environment is very cool to experience in this basic way, i.e. finding a place to live. More please. Heck Sharla (Sharmeleon) just bought and is renovating a building and Chris has his recently restored studio space. All good stuff.

Seeing apartments going for $2500/ month is just wild... I pay about 400-500 per month for my apartment. I know it's because of the location/ city you live in but that amount of money is just crazy

Location is everything, near a big city my current house would cost like 3 times as much. Or in the de*d a$$ center of nowhere it would cost about half as much and come with 2 garages and a garden. And I have exact examples in my mind because I only recently bought this.

Look outside Tokyo. This is the same logic as trying to move to LA. Japan has a serious issue with all the kids thinking they HAVE to live in culture hubs, so the prices skyrocket and standards of living plummet

@Silk WD Which is exactly what keeps causing the biggest financial crises all over the globe, houses shouldn't appreciate in value, being able to use them as an investment is disastrous to the economy constantly. Rising housing costs is one of the worst scenarios because housing costing more doesn't give the economy more money for employers to match COL increases, which is exactly why we've got a massive problem atm.

I wouldn’t be surprised at that price range there’s an entire team working on the deal. Also, if he has his own brokerage, he’ll probably have to pay employees and other business expenses

That last one was chaotic. Would love to see someone buy to rebuild it tho. Make it traditionally themed and try to relocate the bathroom... Maybe make it a studio with a gallery in the lower spot? Or even a small niche desert shop. But if stripped I'd hope they have extra to pay for top end noise reduction... Honestly remaking it to have frosted windows for natural light and remaking the top floor to mostly be like a half landing and not a proper area would probably look better...like a little art studio.. I could do that if I had the money. BUT I think I'd rather get a place with land outside the city 🤣

35:50 it's basically the same in any building restricted area I think, my parents have a summer house in Sweden near an air base and it's "illegal" (impossible, because the municipality will ALWAYS reject the request due to fears of noise complaints from anyone "living" there) to build anything new, BUT you can just "renovate" the house, which some have done by keeping a single wall and just building a new house within the old houses old footprint, and some have knocked out all the inner walls, lifted the "shell" that remained, and built a whole ass new house inside. Some just keep all the old frame parts and knock down one wall every other year etc, anything to make it more of a renovation than a new building

I’m so glad you decided to make this. Believe it or not, my family actually had a house in Tokyo when I was a very small kid. I don’t remember too much about it, but it was AMAZING. I would really love to go back there someday. Japan has always been my favorite country although I don’t live there anymore! Anyway, this was really fun to watch, Connor! Thank you!

The reason why apartments in Japan depreciate with time is because they degrade in stability after each earthquake since earthquakes are a constant occurrence in Japan. Residential buildings are normally slated to last for 30 years before it is knocked down and rebuilt. Of course not every building is going to get knocked down and rebuilt in that timeframe, but essentially there is a 30 year guaranty of the building being safe to live in. The land that the building sits on on the other other hand will change in value depending on location.

It’s more than just stability and safety - there is a cultural norm to encourage, incentivize, and desire new/unused/untainted property unless there is some familial tie to it, meaning some houses are passed down to kids or grandkids. However, since there is no emotional connection beyond the family, once the building is put on the open market it drops in value to accommodate those cultural norms.

@Yes, your honor. I'd do it again. Yeah I guess it depends on the building quality. You can have decent buildings which are earthquake proof and safe but the safety degrades, and you might have better designed buildings which took longer to build and cost more in construction materials that last longer, so aren't economical for every building to be built like that but as long as they're safety inspected probably last a long time.

So the apartment in the 50 year building is pretty much long overdue for demolition? Even if price depreciates after 30 years or whatever, It's kinda dodgy to put a price on safety. "oh yeah this building is pretty much falling apart, but its a cool 2 mil for an apartment with actually livable spaces in the middle of tokyo tho!"

That makes sense, even ones designed to withstand earthquakes will eventually wear out with repetitive stresses put on them, and newer buildings will also have better materials and the advantage of all the things we learn every time there's a major quake and from engineering studies. I think part of it is also to do with culture and regulations, Japanese cars tend to depreciate rapidly as well due to their roadworthy regulations, which is good for us Brits being able to import a good condition Japanese car with the steering wheel on the side we're used to for good value.

That last house was probably a reno from 50's/very early 60's. It's unfathomable for that to be from the 40's. However, the way the wood aged at the second floor does seem to indicate that time period though. Pretty crazy to think about.

I see that last place and the laws as a chance at a unique challenge! I’m not sure what other laws are in place as far as renovations are concerned but, as a DIY kinda guy, that small space looks like it would be a fun project 😆

@Grant I'm sure that's true, but I also think it can be brought up to structural soundness, and still be usable, for not a great deal of money. It's obviously going to need gutting and a fairly extensive rebuild.

To be honest, seeing these kinds of videos makes me sooo grateful I have family in Japan that own property. Really interesting locations, and some are REALLY tempting to purchase, but those price points remind me of New York XD.

Not going to get even a tiny apartment for $400/mo. in the middle of NYC! Also an important caveat to the sale prices is that mortgage interest rates are less than 2%, so monthly payment works out a lot lower than the same price would in the US.

That was actually a bunch of fun to watch. That last 'house', if totally renovated, could be half-decent. Cheap accommodation, or a little storefront / base of operations for a small business.. But realistically I think you'd want to be able to buy the whole building, store and all, and renovate it as one to have a really sell-able place.

The 2 million dollars apartments has actually a pretty okay price for such a big place. Some places in Copenhagen costs like 2 million with half the size of the Japanese apartments.

36:41 the thing about that is in fact that you can take out the beams treat them encase them with metal and concrete, and legaly, it's still legal. What I want to know is? Can you build higher? If you build it as from bottom to top, Entrance-way, Kitchen, Living-room, Office, Bedroom, toilet/sink and then another room with a shower/bath seperate or as one.

Damn that third apartment is so dreamy. I would love an apartment like that. Just add my family and boom. Me. Husband. Dog. Cat. Also my mother had a similar wave over sink. You wave ur hands underneath to make it go. And its so useful when ur filling a pot bc you can put a pot underneath and it detects it and its neat. I love the vibes of that third apartment. I would let husband have the second bedroom and he could use that walk in closet for his music studio. And I would literally use the third bedroom as my art studio and store like my lolita n goth/punk clothes there. The seasonal stuff too. That fancy three bedroom is a dream. My dream is to have a two story four bedroom house someday. Ofc I’m jobless and rely on my husband’s work and we live in AMERICA. So that is HELLA doubtful. But I would adore that. I love the light up stairs but I would do it differently. Lights on the sides and not under the stair step. Yanno? It would make me so dizzy. Lights on the sides like a strip of LEDS along the wall inside a little foggy sleeve yanno? Like foggy acrylic sleeve with LEDS.

I wonder if the stigma against older buildings/property is because of the doubt that it might not pass modern building and fire codes, which is a huge factor in an earthquake country like Japan. I vaguely recall that the modern standards were set on the 1992-ish Kanto earthquake, and some of the buildings here were from the 70's.

The 2 million house (15:00) is like my dream house but as an apartment. Nice wooden floors, two floors, cool sliding doors, and nice bedrooms and bathrooms, and even with no regular oven i still love the kitchen. I want this, but in America wherever i decide to live one day. Gotta love the balconies with the amazing views of the city. ♥️👌😁

I absolutely love Japan, but their housing situations are super depressing. Anything mildly livable by western standards is extremely expensive. Although to be fair, most if not all of these were in the heart of Tokyo, so it makes sense I guess. Only one of those houses I would consider truly nice.

The price to purchase is fairly high, but all the rented apartments were rather reasonably priced for being in desirable locations. In car dependent NJ towns, you'd pay $2k per month for a 1k sqft. I am not sure what the income disparity is like though.

I absolutely agree, sleeping in the same place you work can cause memory problems. Your hippocampus is very closely related to your spatial processing. Basically when you enter a new space your mind does a quick reset cleaning up your brain ram and keeping the stuff you need for your new surroundings. It's why you can sometimes go downstairs or leave the room and forget why you left the room or went downstairs and only remember when you go back into the room you came from. It's also why rooms intuitively over history in all countries have been segmented and separated into spaces where different tasks take place and different memories are required i.e (kitchen, bedroom, dining room, bathroom, playroom, lounge, study...). The more rooms your actively living in, generally the less stress, the better memory performance and the better sleep you get. It's incredible how much of a difference it can actually make, experiments have been done showing that if you restrict the activity you can do in a room to only one activity your performance in that activity can see dramatic improvements (since your brain is quick to find the memories it needs, therefore quicker to react and process information essentially reducing your brain lag). It's also why people feel like their mind is much clearer shortly after moving to a new place. Conversely opposite experiments have been done around solitary confinement and such, with opposite effects, causing slower reaction speeds and cognitive skills etc. Basically tldr don't sleep where you work, it's bad for your brain.

This is somewhat true (although not as strong an effect as OP implies), but you have to remember that there are 2 different goals: 1) optimal performance in one place, 2) being able to use your skills/knowledge flexibly no matter where you are. Yes, you keep always stay in the same context/place and that will boost memory if your performance is also measured in that place/context. If you want to prepare for optimal performance in many different contexts/places, then you should switch them up, to prevent your brain from tying knowledge/skills to a certain place or context. Context can be a room, but also sth as simple as an image around you, or music playing. One paper about this is "The crutch of context-dependency" by Smith and Handy, 2016.

@conanbdetective Yeah kitchen lounge open plan seems fine, especially if people like to be social while cooking and chat with other family members who are chilling on the couch. Even in an open plan style house you could probably make a certain cubby hole style office work area that's separated by furniture and plants in some corner that you do nothing but work in, perhaps by a certain window as well that has a different view from most other rooms in the house.

I straight up bought an apartment in Akasaka last week. Rental might be expensive, but buying isn't particularly bad. At least not compared to any other capital. Smaller than what I'm used to, but honestly fine. I've just been spoiled with space before I think.

@Existential Crisis About 5 years ago I bought a massive estate on auction. ~11000 sq ft. Way too big. I never meant to stay there, I wanted to resell since I got it dirt cheap (I basically got 10000 acres of land thrown in for free). It just took a long while to find a buyer. This is honestly a much better size, especially for a single person. Actually manageable, lol.

After seeing the last property I've started to doubt Alex's business acumen (jk) But for real though, why would they buy an asset like that? They will never sell it... I mean, you can't even demolish and rebuild it. I can think the only option is to buy this thing and then the house next to it and wait for the laws to change or the road to be reconstructed and widened

I think most of these places aren’t his company’s property but instead other real estate agencies who have the listing like the 2 storey apartment is one they are selling but Connor mentioned again at the end the actual main thing his business does is high end places that are foreigner friendly.

I will say, I managed to find 2 really nice apartments for around 125.000 yen per month in central Tokyo, you just gotta accept that you only get a 1 bedroom, but they are super nice and brand new (for that price) 😊

Ah yes, this fine documentary- directed by D.Z Nuts, is just a remarkable example of the luxuries, to lousy apartment-scapes within the Japanese metropolitans. His tasteful remarks of calling apartments "crampt and shit", and "it wasn't like.. decrepit"" is a very descriptive, yet endearing and controversial. How brave CDawgVA must be to detail and showcase his adventures, vocalising his opinions. Amazingly done sir, amazing.
